'The Return of Credit Repair'

One small piece of good news, and hopefully a step towards a more buoyant market is the fact that we have been able to reintroduce Credit Repair mortgages into our range. These provide clients who might have less than perfect credit histories with access to mortgage funding, despite current market conditions. Equally importantly it gives them the chance to make a clean break and tidy up their credit file. Once that has been done they are free to transfer their mortgage to a more competitive rate without having to pay an Early Repayment Charge.

Variable rates start at 8.00% which reflects the fact that CCJ's, defaults and missed payments will be considered but that is clearly far cheaper than a number of people will be paying on other commitments and, let's face it, in the scheme of things it isn't really that bad. Particularly when you accept that the client should be able to move on with minimal expense in the near future.
It's only a stepping stone. But it's one that wasn't there a few short months ago.

Do you recognise opportunities for short-term finance?

Many Intermediaries, whilst aware of the concept of  'bridging', often think that it is a product only designed to enable someone to move before they have sold their current house. It's true that this is one occasion where it might be used but there really are a multitude of other possibilities which might be missed by the untrained eye.

Examples of other opportunities include:

  • Developers wishing to build property
  • Individuals or companies buying un-mortgageable property to 'do up'
  • Auction property purchase with short completion deadlines
  • Individuals unable to meet their mortgage payment whilst property is sold (possibly due to redundancy) but who want to avoid incurring a poor payment history.

We can even consider cases with a less than perfect credit history.

The real beauty of a tie-up with a property developers or individuals buying and improving property to sell or let is that if you do a good job they will come back time and time again. Which means that you earn an introductory fee time and time again.
